Construction Loan Management Services

Contractror review: Contractor Review & Recommendation Report reviewing the contractor's qualifications

Detailed review including analysis of audited financial statements.

Review and recommendation of Contractor’s qualifications.

Initial Project Review (IPR): Project Review & Recommendation Report determining project feasibility.

Funds Administration Services & Inspections. Select the funds administration process you prefer

Standard Funds Administration: Reviews each draw request and balances to approved budget, gathers statutory documentation (invoices and lien releases) and reviews inspection report confirming work-in-place. A funding recommendation is then forwarded to the Lender.

Contractor’s Checkbook Funds Administration: Individual checks issued to Contractor/Subcontractors/Suppliers, based on vouchers.

Completion Services: Requires utilization of Contractor's Review, IPR, and Contractor's Checkbook

Inspection Services

Inspection Only Services: Inspection will be performed to determine the work-in-place for each draw as requested by the contractor. Report and photos will be submitted.

Pre-Start Analysis

Property Condition Assessment Report (PCAR): A site inspection and analysis of a completed, existing property. (Choose Type)

Full Property Condition Assessment Report (PCAR): All above items in addition to Property Management Interviews and Rent Roll analysis.

Streamline Property Condition Assessment Report (SPCAR): Includes site inspection, analysis of property to assess physical condition, deferred maintenance, and comprehensive property assessment ratings.

Streamline Property Condition Assessment Report with Estimate (SPCARE): Includes site inspection, analysis of property to assess physical condition, deferred maintenance analysis with estimated cost to cure, and comprehensive property assessment ratings.
